Accolades and Thank You's

I recently read a great article on the subject (of decks).  Small world?  It is your article in my February 2010 issue of The Journal of Light Construction. In fact I color scanned it and may risk violating copyright laws by distributing copies to boards who are plagued with elastomeric deck problems and need to think about tearing them out and starting over.  Attorney Glenn Youngling 2/21/2010

Hall of Shame-Another POS Tiled Deck Fails

Nice tile job over POS waterproofing

Someone spent a lot of money on fancy tile...
and it's all over a big bunch of crap waterproofing!
    Tile heaved from expansion

This tile is heaved up from the deck expanding and contracting.

    Door Threshold lower Than Tile

This deck isn't suitable for tile, but they tiled anyway.
The tile is higher than the threshold.
Water will be run down under the tile,
rather than out and over.  Result is failure of the tile and waterproofing.

    Irrigation lines come through deck

Stupidity rises to a new level....
Hey Bright Eyes, where did you get the stupid idea to run
your drip irrigation lines under the tile waterproofing and bring it up through
    the deck?
Underneath this area, the stucco is severely cracked...hmmm I wonder why?

So here is a 1500 + square foot tile covered deck in Avila Beach. The deck is not suitable
for tile for a hundred reasons, but someone
    went and did it anyway.

No room under door thresholds, framing is 2x8's over 16" on center joists, OSB substrate,
improper waterproofing, joists cut through to run utility lines, tsk tsk.

I figure about $70,000-$80,000 to redo with a traffic coating, flashing and new plywood + costs to
    repair framing and stucco.

Hall of Shame-Wrong Edge Flashing Creates 22K in Hidden Damages to Framing

    Rusted out drip edge flashing
Looks innocent enough...just a little rust in the flashing right?

    Beam is rotted out
Here's a beam that was underneath that stucco like you see in the pic above.

The fact is, the flashing that was installed was a low rise "Gravel stop" flashing, that trapped water
behind the flashing, rather than passing it out and over. Water ran
down into the beams and rotted them out. Poor selection of flashing, poor workmanship and
a job that cost $33,000 to fix everything.

Hall of Shame-Oops, I Think The Beam Broke...

Holy crap Batman, look at that beam (to the right of the horizontal
    support)...it's broken in two!
Yep I couldn't believe it either...how long has this deck been failing
for someone to finally make repairs?

Hall of Shame-WTF? Idiot Satellite Dish Installer Strikes Again!

    PoorBest
We were working this job in Ventura; the decks are being redone 100%, inc
replacing plywood dryrotted out, repalcing all the flashings, and installing new Mer-Kote
decking. We were off the job for a day while railings were going in. When we
came back, we found an idiot sat dish installer had come by to put in this dish...
Well he drilled holes in the stucco looking for solid backing, couldn't find any,
drilled more holes, couldn't find any, then drilled again and finally found solid backing
to lag the dish to the wall. Then he ran his wire, nailing through the top of the wall, and
running the wires down to the entry point through the wall. With the wires running straight down
into the wall, the water will run down to the wall to, trying to get in.

Any one wanna bet that water eventually will get in?

These wires should have been run in  a J fashion, so water running down would run to
the bottom of the J, falling off before getting to the wall. IDIOT! We voided the warranty
unless/until the contiguous building materials are repaired properly.

Hall of Shame-EVERYTHING On The 7 Year Old Deck Is WRONG!

deck Split Open Like a Zipper

Deck split open reveals the sins of the installer.

Film on peel n stick prevents adhesion
A film remains on the peel n stick membrane.
This film is like wax paper, preventing adhesion of the
    coating to the membrane...duh!

    open at drain pipe-no drain!

Adding insult to injury, we found the "drains" were only pipes
stubbed up through the coating, and a cover placed on them to
make it look like a proper drain was there. But I caught ya!

This deck was installed on a new home 7 years ago...
    the owner had several complaints,
causing the original installer to come back and redo the deck a few
years ago. But the deck was still cracking and a
leak at a drain was still a concern. Central Coast Waterproofing
opened the deck to find that everything was done wrong-
the peel n stick membrane violates the Class A
fire rating, the film wasn't removed from the membrane, preventing it
from adhering. The lath wasn't stapled properly, only about 8 staples
per square foot, instead of the required 16-20.
After the deck was opened, we found that the "drains" were just ABS
pipes stubbed up through the coating.
The whole deck was torn off, all new flashings put in
and a new deck system installed.

Final cost to fix it right $12,000.00

Hall of Shame-Sat Dish Wires Drilled Through Door

    Sat Dish Cables
Smoke 'em if ya got 'em!

Hall of Shame-Deck Flashing Cut to Install Overflow

Here's a deck where they had to put in overflows in case the drain on
the deck became clogged, water would have a place to go...
except the idiot cut his flashing down to the level of the deck.
So what wa sthe point of flashing anything then? Note the failed rusted
flashing to the right of the "overflow".

Hall of Shame-Bag Filled With Disgusting Mass of Butts

So were were working on this deck in Solvang CA.
This bag of cigarette butts was sitting on the deck...
all in all, a pretty disgusting habit to acquire!
