1.) Remove everything from the deck. 2.) With a hose, broom and some soapy water, wash n scrub your deck clean. 3.) Clear drains & scuppers of debris, flush out with water. 4.) Don't direct a strong stream of water at the wall to deck areas, water can get in behind some rain barriers. 5.) Let the deck dry. Carefully inspect the deck surface for signs of wear, cracks, nail pops, rusted flashings, peeling paint etc. 6.) Any symptoms described above may require further inspections and repairs. 7.) Our latest job on an ocean side home is in the quaint town of Cayucos on the Central Coast of CA. While loosely termed a remodel, this home is being rebuilt to be an Italian style villa, complete with multiple viewing decks and a very large ocean view deck over living space.
Failure is not an option when it comes to waterproofing decks over living space. After all finishes are in and the house is complete, a water leak will cause major problems for all involved.
Crizer Construction of Los Osos had previously hired another competitor to waterproof the decks. They had installed a lot of copper flashings, and a new as yet unproven system. During the course of construction it became rapidly apparent that the system was not going to last through the construction phase. Coatings peeled off the copper, seams of plywood split the coating in the field. The contractor was removed from the after repairs failed again.
Enter the “Deck Experts” . Crizer Construction contacted us to inspect and provide a bid for the waterproofing. With the knowledge that the decks were to be getting tiled, we specified the Mer-Kote ARC Tile deck waterproofing system from Parex/LaHabra Mer-Ko. ARC waterproofing is ICC-ES approved for use under tiled decks. The decks were flashed again with copper after a mortar bed was poured. We then waterproofed the flashings and deck with ARC liquid applied waterproofing. Covering the decks with a layer of cement to protect the waterproofing, the home is now dried in for the interior finishes to be installed.

Our first task was to shotblast the floor with a Blastrac shotblaster. Shotblasting profiles a floor so coatings can bond properly. After shotblasting we routed out the cracks, filled them and then applied a water based primer to the floor.
After curing, two coats of a solid color epoxy supplied by Quest Building Products were applied. Then an application of Chemical Resistant Urethane (CRU) was applied to provide UV and chemical protection to the floor while keeping it looking great.
